  • Coaching can be a very effective way to have accountability and take action.
  • Don’t take yourself too seriously and scare yourself into inaction.
  • Positive attitude matters. Be passionate and enthusiastic.
  • Don’t “should all over yourself” and tell yourself what you should do. Just do it.

Lose all Limitations with the Power of a Positive Self-Image

Here’s some of what you will learn:

  • Developing a strong, positive self-image is the best thing you can do to prepare for success.
  • Your self-image sets your boundaries for what you can accomplish. It’s never who you are that holds you back; it’s what you think you’re not that holds you back.
  • If you constantly see yourself as insignificant, you will never rise above the limitations you set on yourself.
  • If you allow your self-image to be dictated by others, you will always be their prisoner.
  • No one can make you feel inferior without your approval; don’t give the world permission to make you think less of yourself.
  • Learn to love your imperfections. Find balance with taking time in the gym to love your physical self and learning to love your psychological self. Body or physical love always follows self-love.

Here's Some of What You Will Learn: 

  • Opportunities in building to rent or building to flip
  • How to structure a real estate development deal.
  • How structuring a deal with the seller of the land can benefit construction financing.
  • How to minimize out of pocket equity when dealing with real estate development.
  • If you do not have any experience on contracting, partner up with a general contractor when getting into real estate development.
  • How to find good general contractors.
  • Going from a commercial zoning to a residential zoning is typically easier that the alternative.
  • Development is a longer process, typically 6-12 month depending on rezoning and planning.
  • It is best to find land that is free and clear.
  • If it’s just a purchased land, cash on cash return will be minimal for the first few years.
  • 2-3% per month is typically the standard on leasing up per month after development of a property.
  • You should always try to use a local architect because it will benefit you even though you have to pay more.
  • Local architects know everybody in the city and they know the nuances of that specific city you want to build in.
  • If you have a blueprint from somewhere else, and there are no restrictions on use of that blueprint, then a local architect can look over those blueprints and make the needed changes.
  • How to find land to develop on.
  • When doing your first build, do something simple first.

  • Nathan first deal was 2 apartment buildings (30 units) in Winston Salem and flipped them for a $250,000 profit in 8 months.
  • Why you should offer what the property is worth to you and not what the owner is asking for.
  • How to find deals in this market.
  • Why your relationship with Brokers are important.
  • Why you should be as specific as possible when talking with a broker. Defining your niche.
  • How your wife’s intuition can help you in this business.
  • Why you should call the zoning department as part of your due diligence.
  • Calling the planning department can help determine if anything is planned that will positively or negatively affect the property.
  • You should never rely on anyone (Seller/Broker/etc) when doing your due diligence; you need to find this information yourself.
  • Whenever you are dealing with a bureaucracy (planning, zoning, building department, assessor's office, treasury), always ask for confirmation in writing.
  • The moment you have a property under contract and you are doing due diligence, you need to try to find reasons why you do not want to do the deal.
  • Why you should ask for copies of bank statements on a property.
  • Go to the building department and ask for recurring violations to find out if there will be any hidden repairs that the property may need.
  • How asking current contractors working on the property can give you information.
  • Also asking contractors that have not worked on the property can help with due diligence.
  • Why you should never pay a contractor an advance.
  • When walking a property and the owner is not allowing you to see a unit, just assume that you need to completely renovate that whole unit.
  • Why you should test everything in a unit as much as possible.
  • Why you should not skip out on getting a phase 1 environmental.

  • Let go of the illusion that the “How to” is your problem.
  • For any goal that anyone has, someone has already done it. So the “how to” exists.
  • The question to ask yourself about your goals and vision is “What is preventing me from doing that”
  • Learn how to “flip the switch” meaning what would have to happen for a problem to flip.
  • “Flip the switch” meaning visualizing being successful if what you fear.
  • Think of your brain as a neuro-muscle. So your beliefs, habits, perceptions, emotional attachment to things are all individual neuro-muscles.
  • Daily rituals help build your neuro-muscles.
  • When you think about fear, you de-activate the genius part of your brain; you deactivate the motivational circuit in your brain.
  • When you visualize yourself actually conquering that fear, you are activating the occipital lobe in your brain which is the motivational center in your brain and you open up the genius part of your brain, which will all activate the “how I can do this” muscle vs the “Why I can’t” muscle.
